Flat Fee MLS Listings in Oklahoma City

Oklahoma City is big. Not just in population, but in sheer size. The city covers more than 600 square miles and reaches into four counties: Oklahoma, Canadian, Cleveland, and Pottawatomie. That means "an OKC home" could be a 1920s bungalow near downtown, a newer build on the far northwest side, or a house on a big lot down south. Pricing and marketing a home in a city this spread out takes someone who understands that one part of town isn't like the next.

A City of Many Markets

Close to the core, buyers look at historic neighborhoods like Heritage Hills and Mesta Park, and at the energy around the Plaza District, the Paseo Arts District, and Bricktown. Farther out, buyers are often thinking about commute times, lot size, and newer construction.

Schools are a big piece of it too. There are about two dozen school districts inside OKC's city limits. Depending on where you live, your home might be in Oklahoma City Public Schools, Putnam City, Moore, Mustang, Yukon, Edmond, Deer Creek, Piedmont, or another district entirely. Buyers search by district, so getting it right on your MLS listing matters. I'll make sure it is.

Flat-Fee Options for OKC Sellers

You shouldn't have to pay for more help than you want. Here's what I offer:

  • Gold – Full Service: $500 up front + 1% at closing (homes under $200k: flat $1,000 at closing). I handle the sale from start to finish: pricing guidance, MLS listing, showing coordination, contract review, negotiation, and managing it all through closing.

  • Silver – Limited Support: $799, paid up front. You get MLS marketing and an experienced agent to review your contract, share advice and opinions, and calculate your closing costs. You handle showings, offers, and negotiations.

  • Bronze – MLS Entry Only: $399. Your home goes on the MLS, and you handle showings, offers, and negotiations.

  • Relist: $100 to put an existing listing back on the MLS.

That lower flat fee can make a real difference on a starter home. On a higher-priced home, it can mean real savings compared with a traditional percentage commission.

OKC Seller FAQ

I'm in OKC city limits but have a Yukon or Edmond mailing address. Does that matter?

It's common here. City limits, mailing addresses, and school districts don't always line up, so we'll confirm the details for your listing.

Do you work on the south side and the north side?

Yes. I list homes all over the metro, from far north OKC down to the Moore area.

What does Full Service cost on a $150,000 home?

For homes under $200k, Gold – Full Service is a flat $1,000 at closing.
